neil, there use to be a 2 year wait for tower cranes in 2007. we couldnt get them anywhere, general contractors started buying them outright cause there was less a delay to get a new one than going thru a rental company.... my how times have changed....

Even in my small city of 55K: off the top of my head I can think of four that are dead in the water; one of them (4 story retail/apt.) got so far as to button up the thing and hang the tarps for the stucco work. And those tarps have been up for several months now. Another -- eight acres of live/work -- stopped as soon as they got the the infrastructure into the ground. Haven't seen a 'dozer since March.

Also several "ready-to-build" projects for sale: you get the land, the permits, the plans, everything. Wotta opportunity.

well guys, it does make sense to talk about the official unemployment ~ 10% for comparison purpose between the past and the present. It is true that total unemployment is much higher however the total unemployment in the past was much higher as well. I mean you can not compare apples and oranges for the sake of any meaningful discussion.

p.s. I would love to see the total unemployment numbers adjusted for work force participation, part time employment, etc both today and 70+ years ago. Pretty sure there should be a research paper on this subject, somewhere... Anyone (Sorry for being lazy.)

it was my impression that the treatment of 'discouraged' workers was significantly changed in the 80s, along with quite a few other things in the headline definition... also my impression that quite a large number of folks are officially labeled as 'disabled' who would not have been treated as such 30 years ago.

That's up to the Seaside Company; they own most of it. They've let it go to slum and so they'll have more justification to develop it someday their way -- when anti-development forces in the city are weak enough. Say what you like about the Seaside Company -- and I'll say a lot -- but they take the long view. Family-run operations are like that.

I wouldn't be surprised to see the Canfields float a plan for a ten-acre multi-story recreation complex and hotel and five story parking garage the moment they think the city is desperate enough to buy it.

only thing I DONT prefer about being a renter is that I might move one day when I buy. Other than that it is a much better all around deal. And if I bought, whose to say I wouldnt move again anyway?

I rent houses, not apartments - no maintenance, no taxes, and if you are a responsible tenant and choose a good landord, you can actually do quite a bit of modifying of paint, etc, to suit. Especially if you can convince the landlord it is in their interest. And it can usually be done dirt cheap so who cares if you leave it behind?

If the neighborhood ends up sucking, or the neighbors, you can move in 30 days. The house is usually equivalent to what I would buy, and costs me about half as much. Plus, I dont get the negative appreciation.

Live small, dont hoard crap, pay a couple coins to move, its no big deal. So far, other than the respect you get from stupid folks who have been brainwashed by the american nightmare, Im not missing much. Now, I do know for some that the last item there is the most important. Just not for me.

Since the building is stressed for many more stories, what they could do is install a big-ass water retention block up there, pump up the water via solar, windmills and at night when the rates are low, then run it down into basement generators. Might even be economically viable-ish.

I've been there and took my lumps. When times are comfortable, most people root for the windmill. They're warm and comfy, they don't want to know what's going on in the windmill's cellar.

Somebody here made a statement last week that resonated with me: let things get bad and stay in your chair UNTIL the "decent people" (self described) are as desperate as anyone else. Only then will a windmill-tilter get any help.

The facade of this building is sitting in a warehouse near O'Hare. They ran out of cash before they could pay the supplier, who has a hold on it. Someone, eventually, is going to make a boatload of money on this building. Once the banks finish foreclosure and it gets put up for auction someone is going to buy for 10 cents on the dollar (like one of the articles said, it is worth less now than as an empty lot) or less, make a lowball offer to the supplier to grab the facade (it's worthless except as scrap if not used on this project) and will have a hotel and huge parking garage at a fraction of what it costs to build new.

It's going to be super ugly, but it will be profitable.

Yes, in fact I do. I live on the west side of Manhattan, and all around me, prices are falling. In addition, property taxes, water, sewer, electricity charges are all headed up. And with disappearing jobs, and cratering tax revenues, I expect things might change. If they do, and it's unpleasant, I'm gone. Tomorrow.

Consider this: Remember pictures of tent cities from the Great Depression? Hoovervilles ,I think they called them. At the real estate bottom of the "Great Recession" , whenever we get there, there should be no homeless as the Federal Government will effectively own massive amounts of housing stock and there will be overwhelming political pressure to house the homeless in the units via various Federal Programs.
The lower end of the market will be gutted as citizens will be encouraged to be classified as "homeless" and qualify for free housing and discouraged from buying homes in neighborhoods flooded with subsidized homes, condos, etc..

A friend almost put it in a police report, but he figured he'd spend so much time explaining it to his superiors than ti wouldn't be worth it.
