Comments from my friends about the economic plunge have changed. They used to push the topic aside. Now they have a lot to say.
All of my friends have been (a) laid off, or (b) they know more than one person who has been laid off. Those with jobs expect to be unemployed soon --- with no net to catch them. Denial has turned into a blend of panic and anger. It feels like another turning point.
Ponyless, I'm seeing a disturbing trend in outright rage in the populace. Right now it's mostly misplaced and haphazard in it's target but I have a feeling that will change as the rescue mission here is swamped with new customers daily...

Voting guilty is what is expected where I live. I got out of jury duty three weeks ago. I told the judge I was biased (civil). When asked I replied that if I said it out loud she'd have to dismiss any potential juror in hearing range. Gawd, I love making lawyers cringe.

I would love to serve on a jury, but I will never be selected because my views on the law are anathema to the justice system. Serving as a juror is the single best opportunity for the common man to exercise his power over the state, but most people simply go along with what the judge tells them to do. Sheep.

The average existing home sold was 1,852 square feet, 17 years old, selling for $127,114 or about $68 a square foot. That's equivalent to home prices in January 2001.
A year ago, the Victor Valley had a 24-month supply of homes on the market. At the current sales pace, the local market currently has about a seven-month supply.

Nova, the working class is used to layoffs. My family used to prepare ahead of time, doubling up on canned good purchases for months ahead of the anticipated layoffs. What the working class is not used to (or maybe they are, now) is the idea that the layoff is permanent.
It's the middle class that is not used to layoffs at all. But layoffs can be endured as long as they are NOT PERMANENT. People are right to panic (if it's ever right to panic) at that prospect. No amount of savings will offset a job that is permanently lost or downsized to half pay. Unless you have that "truly unassailable wealth" that I read about as a category a few months ago. It sounds so - delicious - "truly unassailable wealth."

My "canary in the coal mine" is 15 miles south in the mountains; 92397. Small, manageable, contained community of Wrightwood. Easy to track. What you are seeing down in Victorville is property transfers not retail sales and even those are not tracking the true supply and sales rate.

There's a lot of that going on. The investor-class has found the risk element. Some of the foreclosures, though, are ordinary people who bought at ridiculous prices, e.g., 2800 sf at $425,000 and up.
The 7 month supply could be questionable since I'm sure exactly what kind of shadow inventory exists that isn't on the MLS. That's especially difficult now with an apparent slowdown in the foreclosure process.
Wrightwood, though, is an area unto itself, a mountain resort town pretty far from everything else.

I believe the general definition of Victor Valley includes the incorporated area, Victorville, Hesperia (including Oak Hills), Adelanto and Apple Valley, as well as the Phelan and Pinion Hills area, and unincorpoated Spring Valley Lake, but not Lucerne Valley, El Mirage and other farther out places.

Dirk, that is a genuinely great idea re: giving vets 50% of value of a foreclosed home, plus 5% mortgage for rest. Modern GI bill. (We should also, of course, ramp up the regular GI bill, and get the returning vets in college during this downturn.)
Look at the volume of BofA, Wells, and Citi. Bulk of the market is in those three stocks. GE to a lesser extent.

Regarding #2: They built crappy 10 year use homes for built-in obsolescence. It means 10 years later, somebody has to knock the thing down (granted this involves hiring two individuals with hammers) and rebuild it--to last 7 years. Rinse, wash, repeat. Builders are happy.

back in August 2007 I pitched a project to a well know Dutch architect - the project was a IT solution - and he told me frankly that he had all the work he wanted, that he did not want to expand the firm past X...
I wonder how he sees the world now? I was fortunate enough to work for 2 world class architects in the '80s and got to know a lot of the big names in the field... it's a fine profession but unless yo get to the level of chief of design for Richard Meier for his say his German projects the compensation lags other fields but it still has it own rewards....

We used to climb around the bases of mountains in the winter in Montana when I was a kid. The best to go along the paths was to use elk footprints for your feet.

Voting guilty is what is expected where I live. I got out of jury duty three weeks ago. I told the judge I was biased (civil). When asked I replied that if I said it out loud she'd have to dismiss any potential juror in hearing range. Gawd, I love making lawyers cringe.

Serving as a juror is the single best opportunity for the common man to exercise his power over the state, but most people simply go along with what the judge tells them to do. Sheep.

No doubt rent_to_own will tell you what I really think but I'll give it a try subject to his revisions. The dynamics of a McCain Presidency with this Congress would be radically different. I still assert that whomsoever won in November would be staring into the abyss set up to fail. For good and ill the way things turned out but one party will get the bulk of the "credit." A McCain administration would be such a hodge-podge of neo-Reaganists and Bush I & II retreads that the press would be apoplectic in their attack frenzy instead of their current apoplectic fawning. 546 sales â the most homes sold in any January since at least 1997, up 6.4% from December and up 235% from a year ago. 92% of the sales were foreclosures.
The average existing home sold was 1,852 square feet, 17 years old, selling for $127,114 or about $68 a square foot. That's equivalent to home prices in January 2001.
A year ago, the Victor Valley had a 24-month supply of homes on the market. At the current sales pace, the local market currently has about a seven-month supply.

Nova, the working class is used to layoffs. My family used to prepare ahead of time, doubling up on canned good purchases for months ahead of the anticipated layoffs. What the working class is not used to (or maybe they are, now) is the idea that the layoff is permanent.
It's the middle class that is not used to layoffs at all. But layoffs can be endured as long as they are NOT PERMANENT. People are right to panic (if it's ever right to panic) at that prospect. No amount of savings will offset a job that is permanently lost or downsized to half pay. Unless you have that "truly unassailable wealth" that I read about as a category a few months ago. It sounds so - delicious - "truly unassailable wealth."

Oddly enough, the 'investors' were RE agent-types who bought during the runup, rented them out expecting further appreciation and probably constitute many of the recent foreclosures.

There's a lot of that going on. The investor-class has found the risk element. Some of the foreclosures, though, are ordinary people who bought at ridiculous prices, e.g., 2800 sf at $425,000 and up.
The 7 month supply could be questionable since I'm sure exactly what kind of shadow inventory exists that isn't on the MLS. That's especially difficult now with an apparent slowdown in the foreclosure process.
Wrightwood, though, is an area unto itself, a mountain resort town pretty far from everything else.

I think Obama's travels and crowds are more tactical than in previous administrations - I believe these crowds are not rounded up and screened as GWB's were; they are participants. Read RPS's comments above:

The Republicans will be solidly obstructionist; they do not dare to do anything other than oppose or they will be committing institutional suicide. So Obama's brought out his own weapons here, with which to threaten Republicans and lobbyists. I don't think he means "business as ususal."

Every third article in today's Financial Times is about the necessity of a nationalization and bad bank arrangement, the pitfalls of such a plan, and the various countries (all mentioned) which are carrying such a plan out. It looks to me as though nationalization and bad bank unwind is the name of the plan here.

Agreed with your assessment of Victorville. It is confusing with all the players using their own rules. That's why Wrightwood is useful. Small, conscribed, etc. In contrast "Victorville." Is that including; Hesperia, Phelan, Llano, Valymero? Where to draw the line?
