Does graph 2 include the "shadow inventory"? Probably not; otherwise, it wouldn't be in the shadows;-)

I am going to have a hell of a time getting work done today. I try to read CR comments between tedious government documents tasks, my personal carrot & stick. But with so much going on, I tend to have much more carrot than stick. I need help.

Recently I've heard a number of stories about lenders holding REOs off the market, but I can't confirm this. - CR

Ask Jim the Realtor.  He'll confirm.  He has a huge backlog of Countrywide REOs that he has permission to list on the MLS.

I watch Europe for confirmation of big moves in the U.S. Basically, yesterday's big rally here just passed Europe by. Most major European indices were flat yesterday and down today.

Until we see moderate inventory... prices will drop. So far all the policies are just going to drag this out.

I'm still impressed with the current sales rate. I thought the SAAR would be at ~4mill by now.

By consistently making the point that 45% of sales were distressed, I can only surmise that you are implying a different type of buyer is involved. If a person wants to buy a house and finds an REO the best deal, that is a housing transaction and I don't see what difference it makes. So, you must believe that a large percentage of REO sales are not to buyers who would otherwise be in the market. Is there any proof of this?

Foreclosure sales will probably decline in the lower price ranges due to exhaustion of the supply of underwater homedebtors in that price range. It seems that the mid- to high-priced ranges will see foreclosures increase this year. The prices in this range have only decreased in a mark-to-market sense. Not much is actually trading (as is indicated in your posts). I am not sure much can trade at market prices on the high-end unless it is lender mediated. There may be relatively more units in the lower price ranges, so the net effect may be negative.

It also seems that the severity of the recession is deep enough that companies are looking to cut high paying jobs to reduce expenses faster. I think you noted this in your post on confidence yesterday.

Hey CR or Rob Dawy, how about used car sales. We never hear anything about those. We know the new car market is in the toilet, but what about used cars.

I still haven't seen prices move much in Texas but it's beginning to happen.  It was only this month that I saw a Nov. 2008 sold at $282,445 listed at $189.500.  This is a gentrified neighborhood, near the university of Texas.  Mix of white and blue collared workers, from programmers to craftsmen to lawyers.  There are a few other fixer-uppers that haven't taken the fall yet.  Their prices are around $200K, but were selling under $130,000 five years ago.

These foreclosure sales in many cities are going to people who may or may not be "catching a falling knife" as they either intend to flip for profit or rent for profit, either of which may or may not work out well for them.

you know the graph that i find helpful is months of inventory spilt into home price 100-200 -200-300-400, 500+ and it speaks volmues where the years of inventory come into play, then , based on MSA , put in the lower corner the median income and see where the 2-3X's equals and look at the graph you will see that the months inventory, greater inventory are on the high priced homes based on that MSA median income... the median home price should in theory be 2-3 x's median income but all these MSA's still have the majority of inventory on the high side....4+ x's...

I'm looking at the Honda Pilot or BMW X3.  '06 certified models are sitting on lots at ~60% of '09 new equivalents.  The ones that are selling are going for 50% off plus.  So much for the vaunted resale value of superior manufacturers.  The "smaller" [cheaper, more efficient, volume] models are still doing great wrt resale for now.  The danger is if the mfgs have a blowout sale.  Used prices are very dependent upon new prices.  That's a deflationary airpocket to watch for.

Late last year, I paid 2 month's rent in gold coins. Landlord got a good deal because gold was very near its low for the year at the time of payment. Plus we saved a few bucks on combined shipping.

Admittedly, this probably doesn't work if the payee isn't a personal friend...

I am helping my GF/partner shop for a car in Toronto and will be waiving cash lowball offers on used cars.

That's what I'd do back home in SoCal and think the market is riper there to be taken by cash.

MP told a great story almost a year ago about Son of MP buying some machinery for cash. When Son of MP paused to take a drink of soda the price came down.

The best bargaining ploy is to walk out the door and see if they call you back with a lower price. With cars there are so many dealers and private sellers that this is always worth a try. You can always go someplace else after you've tried this tactic a few times to help discover a likely low price. . . or you can keep trying it until you stumble on the real fire sale.

Just get the car checked by your own mechanic before buying.... (two generations of family owned repair shop knowledge speaking, plus personal bazaar bargaining experience)

Go to Kelly Blur Book and and offer halfway between your residual and the calculated KBB trade in value.  If they don't bite but seem close, offer more but get them to throw in the next major scheduled service.  That's worth a grand to you but their marginal cost is at most a few hundred.  Win-win.

Does anybody know anything about Goldman Sach's net exposure to CDS and/or AIG?  For example, what percentage of the $60B in AIG losses were a result of CDS bets with Goldman as the counterparty?  Mish was mentioning that CDS bets have been helping GS, but I haven't read anywhere what the net impact is.

It does seem that Goldman rallies with news of each additional loss out of AIG...

I talked to a Realtor in St Paul who does nothing but REO - he told me the banks have TONS of REO currently held off the market - he sees their teaser lists - they can't process it fast enough - don't have the bodies. Plus every property has to pass 'code' prior to selling even if offered as is. It becomes a huge Catch 22 - you can pay for the house but it doesn't clear title until it passes code. Once the bank has the cash they have no incentive to fix to code & the 'new-not-yet-really-owner' can't authorize or 'permit' the fix up. Some of these houses have negative value as a result. Significantly negative. If you were a bank would you hurry to put properties like this on the market until this regulatory hassle is cleared up? Star Trib ran an article on it last week & the realtor I talked to confirmed.

This should make Dawg feel good that there are places as screwed up or worse than California.

As a professional data monkey, I know from experience that most data represent only a fraction of the underlying reality....on top of the fact that usually a significant chunk of the data that you do have is usually 10-20% fudge.

The only thing to draw from most analysis is the overall trends. Which itself is mostly at best, backward looking and obvious to non-data monkeys.

More important questions of how we got to where we are, and the next logical question of how do we get out of it....are what we should be focusing on.

I think we all generally agree on how we got here.

As far as how we are going to get out...well when the old road runs you into the mud, you have to TURN...not keep spinning your wheels forward.

I think there is a direct correlation between the number of times gold is mentioned in a thread and the rapidity with which said thread deteriorates to Mad Max/survivalist posts.

I also posit that the frequency of gold and MM/S posts is increasing with every thread.

Now, I must disclose that this is simply anecdotal observation (I haven't actually counted or measured ratios, etc.) and I'm not a habitual CR poster.

CR wasn't talking about supply or demand in a vacuum, he was talking about INVENTORY.

if inventory is rising consistently, then in general it means that supply is consistently outpacing demand. if inventory is dropping, then it means that demand is catching up to supply...

inventory is a multivariable data point.

thus, inventory changing does mean by definition that the supply/demand relationship has changed.

of course there are other permutations and complications... but I'd say that inventory is a pretty good marker of things.

When I was 10-12 I built a working scale model sewage treatment plant as a science fair project - my parents were very concerned. Later they weren't too surprised when I became a chemical engineer w/ emphasis in bio-processing & worked in ag processing plants. Big vats full of stinky bubbly shit still turns me on.

I used old plastic storage bins that I glued baffles in to separate solids & 'floaters'. Then ran it through a 'sand filter' I built.

She didn't let me use 'real shit' as she was a public health nurse - I had to 'simulate it' so I did - in her blender [took a bunch of old lettuce and liquefied it... added some sand for solids & a little veggie oil for 'floaters'... and let it sit for a couple weeks in a warm place. Looked and smelled pretty much like the real deal.

I didn't win - the judges thought it was disgusting. Something like a baking soda volcano won.

The next year I tried to build a 'cloud chamber' like they use to 'catch' neutrinos - 100% serious - required a big glass vessel, dry ice and some kind of organic solvent. I don't know what possessed me to do that one. Again the judges just sighed.

And 'yes' I was a little bit like Calvin in Calvin & Hobbs.
